eN CMA - Creating the Ultimate Listing Presentation by using all of the comps available from the California MLSAlliance.


 

eN CMA - MLSAlliance Login

 

Logon to http://ca.mlsalliance.com/

Click on "Log In"

Select Multi-Regional Multiple Listing Service, Inc. (MRMLS, Inc.)

Enter the username and password from your MLS

Click on the "login" button

 

 

eN CMA - MLSAlliance Search

 

 

On the ‘Map Search Page,’ select one or more counties. To select multiple counties, select the desired counties on the map or hold down the ‘Ctrl’ key (Control Key) while clicking on the desired counties in the drop-down menu.

Select the desired property type. Single Family is the default selection.

Click ‘Next’ to view the 'Detail Search Criteria page.' On the 'Detail Search Criteria page,' enter in the desired search criteria to find your comparable properties.

Once you have entered in all of your desired search criteria, you may click on the "Count" button to view a count of the results. When you are satisfied with the number of comparables click on the ‘Search’ button.

After clicking on the “Search” button you will be brought to the one-liner property search result page, select desired properties by clicking on the checkboxes on the left side of the search result table.

Then click on the "eN CMA" button found on the top of the one-liner property search result. This will automatically launch eN CMA and transfer the comparable listings with photos.

eN CMA - Subject

The “Subject” screen will appear.  Fill in the fields or choose from the drop down box if applicable.  You can even include a photo. You can revisit the subject property page at any time and from anywhere in CMA just by clicking on the tab.

  HINT: The “Subject” screen will appear if it is your first time in CMA. If you have already been in CMA, the last screen displayed prior to your existing will be the opening screen when next you return.

 

eN CMA - Comps

 

Here, you can make your own selection of which properties you would like to include or not include in your CMA calculations. Clicking on the field title will sort the properties by that subject. You can select or unselect any combination of properties by checking or un-checking the box in front of each property or you can clear all listings and start over.

 At the bottom of this page, you will be given a summary for the selected properties. On the left hand side of the window there are several options that allows you to customize your search for those properties that best fits your CMA requirements.

Click the “Comps” tab and you will be presented with listings based on the address of the subject entered.

HINT: On the selecting comps section, you can add a listing manually or choose from eN Sold properties for comps that might not be available on the MLS such as For Sale by Owner and New Home Constructions.


 

eN CMA - Map

Here you can view a map, aerial or a combination of both for the location you entered and the surrounding area. This map also includes recent home sales for the area.

Click the “Maps” tab and the map screen will appear.

 

eN CMA - Adjust

You can make adjustments to any item of the individual properties you selected to use in order to create your comps report as correctly as possible. You can also make adjustments to your subject property from this feature.

  The adjustments can be calculated based on “Sq. Ft.” (available only if the “Sq.Ft” option was filled in on the Subject page) or per item.

Click the “Adjust” tab and the first of your selected properties will appear. You can use the “Next Comp” or the “Previous Comp” arrows on the right of the screen to move from one listing to another. You can also use the “Comparable” drop down list under “Subject” in the middle of the screen to select the desired listing. Any edits you make here will be saved and appear in your CMA.

 

eN CMA – Net Sheet

Net Sheet will help you calculate costs to the seller allowing you to provide them with an idea of what their estimated net cash would be after the sale of their home.

You can edit the Low and High scenarios located in the upper right, and the numbers will automatically be re-calculated for you.

  Click the “Net Sheet” tab and the default list of expenses and values will display.

  Double-Click on the line item of a task if you would like to edit. You may also select an option at the bottom to Add, Remove, or Edit tasks.

 

eN CMA – Marketing

We have created a list of marketing tasks to help you show your client that you already have a formal plan in place to list their home. This screen lets you make changes to this list so that you can add your own personal touch.

You may also change the listing date at the upper right of this screen, which will automatically re-populate the date field for each task.

Click the “Marketing” tab and the default marketing plan will display.

Double-Click on the line item of the task you would like to edit or select an option button on the left side of the screen.

If after making changes you would like to start over with the default plan, simply click “Restore Defaults” and we will present you with the original plan you had when you first entered this feature.

You can also save your marketing plan and use it in another comps report. The saved report name will appear in the “Marketing Plan” drop down list.

 

eN CMA – Price

 

This screen gives you the calculations of the properties that you have selected in the “Comps” section as well as the price based on the adjustments you entered. This screen also enables you to enter your Suggested List Price for the home based on those calculations or you can select a calculation that best meet your needs from the “Calculations” drop down list.

eN CMA – Present

 

View the topic list on the left-hand side of your screen or present them to your client right on your computer.

Click the “Present” tab

Simply click on the topic or sub-topic you would like to see and the information is displayed.

Also remember that you can change your personal information and Report Settings through the My Profile link located just below the “Website” tab in the top right of your screen. It is the first of two icons located just after your company name at the top right of the screen.

eN CMA - Publish

 

This screen enables you to create the Neighborhood Report reports for your clients and prospects. We have chosen 8 of our most popular topic combinations into a list of 1-Minute Reports on the left.  Located below the report name are two links “What’s In It?” and “How To Use It?”  By simply placing your mouse on the link, a description of that report or its suggested uses will appear depending on which link is selected.

You may also change the Design for your report.  The drop down list just below  “Preview” shows the available designs for you to select from or you can click “Select” located below each design.  Properties Per Page allows you to select the number of properties is to be printed on each page. 

Click the “Publish” tab

Select a design and report, and Click “Preview” to take a look at the different styles.

You may also Click "Create New Reports" if you would like to create and save your own custom topic combinations.

When you are ready to publish the report, you have a list of options at the top of the “Publish” page:

 

Preview - Take a look at the report before you publish it.

Print - Produces a great looking hard copy of the report - full color and personalized for you.

Save As PDF - Saves the file to your hard drive as a PDF document.

E-mail - Allows you to e-mail the report (requires an active e-mail client connection).

Edit - Allows you to add or remove individual topics from the report, and make other report changes.

Page Header – Allows you to customize your report heading.
